Doesn’t the post/load bearing wall support part of my home?

The basement post/ load bearing wall certainly does provide structural support to the overall structure. Our Obstruction Removal Services ensure that the new layout and new support structures provide a safe path for the loads to travel through the structural members and down into the foundation. Safety is never comprised.


How long does it take to remove a basement post and reinforce the existing beam?

It all depends on the layout of the home and the existing structure. Typically the construction duration is anywhere from 1 to 5 days.


I have a duct hump going underneath a beam, and it is obstructing my headroom in the basement!

Our Duct Relocation Services will remove and/or relocate ducts in an intelligent way to maximize your headroom and eliminate duct humps. Our Duct Relocation Service will also save you on your basement finishing costs as there will be less boxes to building around the ducts.


My floor is sagging, what should I do?

Often times, depending on the building materials used during construction, older homes experience some level of deformation in their floor/ceiling joists. Our Floor & Ceiling Leveling Services will jack up the floor in specific locations and reinforce the existing structure. In some extreme cases full replacement of the joists is required.


Do I need a building permit?

Yes, any structural change to a house requires a building permit from your local municipality. We will be more than happy to assist you in the process.


I had structural work done by someone else and I am concerned about their workmanship, what should I do?

We offer a Structural Assessment and Peer Review Services. We will be happy to provide you with a detailed second opinion signed and stamped by a professional engineer licenced in Ontario.


Does OCEC LTD carry insurance?

Yes! OCEC LTD is an insured company. Because we offer both engineering and construction services we carry two separate insurance policies. We will be happy to share the detail and coverage information during our site visit.


I don’t want to have a beam in the arch way between two rooms.

That’s not a problem. We have developed a method that when we are finished the ceiling and arch way is one seamless transition.


Does Open Concept offer a warranty?

Yes! We offer a 2 year warranty or the time the named individual in the quote and invoice owns the property, which ever one is longer! We guarantee all of our work including materials and workmanship.
